Project Engagement

By requesting a quotation or commissioning works from Birkiewood Building Services, you enter into a binding agreement governed by these terms. Our commitment is to provide master-level joinery and structural services with total professional transparency.

Quotations & Estimates

All written quotations are valid for 30 days from the date of issue. Due to the volatile nature of timber and material costs, quotes requested after this period may be subject to market adjustments.

Structural Discovery: Building works often involve unforeseen elements hidden behind walls or floors. If structural issues are discovered that were not visible during the initial survey, we will issue a "Variation of Works" notice and a revised cost before proceeding.

Payment Schedule

To ensure project momentum and material procurement, our payment structure is typically divided into three stages:

  • Initial Deposit: Required to secure your start date and order specialist materials.
  • Stage Payments: For larger renovations, payments may be requested at agreed milestones.
  • Final Settlement: Payable upon completion of the snag list and client satisfaction.

Site Access & Obligations

To maintain our strict project timelines, the client agrees to:

  • Provide safe, unhindered access to the work area during agreed hours.
  • Ensure the workspace is clear of personal effects and fragile items.
  • Provide access to essential utilities (water/electricity) for tool operation.

Cancellations & Delays

We manage a strict professional calendar. Cancellations made within 14 days of the scheduled start date may result in the forfeiture of the deposit to cover lost labor allocation. Delays caused by third-party contractors not hired by Birkiewood may result in additional mobilization fees.

The Birkiewood Guarantee

We stand by our craftsmanship. All structural work and joinery are guaranteed against defects for 12 months from completion.

Note: This does not cover the natural movement of timber (settling), wear and tear, or issues arising from property subsidence or external environmental factors.

Insurance & Liability

Birkiewood Building Services maintains full Public Liability Insurance. We are responsible for the safety of our team and the structural integrity of our specific works. We recommend clients notify their home insurance provider when major renovations are underway.
